Subject to the imposition of the attached conditions, the proposal is acceptable having been assessed in the light of all material considerations, including weighing against relevant policies of the development plan.
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with Section 91 of the Town and Country Planning Act 1990 (as amended).

Prior to installation and operation details of the make, model, location, sound power level and frequency spectrum data of any mechanical plant shall be submitted to and approved in writing by the Local Planning Authority. The information will demonstrate that the rating level of noise from the mechanical plant is 5dB(A) below the background noise level. The measurements and assessment shall be made according to BS:4142:2014. Thereafter the development shall be implemented in accordance with the approved details, including any necessary mitigation, and shall thereafter be retained and maintained as such in perpetuity. Reason: In order to safeguard the amenity of neighbouring properties, in accordance with Policy LP17 of the Peterborough Local Plan (2019) and the provisions of the National Planning Policy Framework (2024).
Notwithstanding the approved plans, in the event that the site reverts back to a B8 use within 10 years from the date of decision, details of an amended site layout are to be submitted to and agreed in writing by the Local Planning Authority. Development shall be carried out in accordance with the details so approved and retained as such in perpetuity. Reason: In order to accommodate the operational requirements of a B8 use and to ensure that appropriate parking, turning and servicing is provided, in accordance with Policy LP13 of the Peterborough Local Plan (2019) and Chapter 9 of the National Planning Policy Framework (2024).
Prior to occupation, car parking and turning shall be provided to enable vehicles to enter, turn and leave the site in forward gear and park clear of the public highway. The area shall be delivered in accordance with drawing number '20489 THPW U1 XX DR A 0255 Rev P04' and thereafter retained for that specific use in perpetuity. Reason: In the interest of highway safety, in accordance with Policy LP13 of the Peterborough Local Plan (2019) and Chapter 9 of the National Planning Policy Framework (2024).
Prior to occupation, galvanised steel framed cycle shelter with a curved clear polycarbonate roof and side panels, complete with galvanised Sheffield cycle stands securely fixed to a concrete hardstanding shall be provided. The area shall be delivered in accordance with drawing number '20489 THPW U1 XX DR A 0255 Rev P04' and thereafter retained for that specific use in perpetuity. Reason: In the interest of sustainable modes of transport, in accordance with Policy LP13 of the Peterborough Local Plan (2019) and Chapter 9 of the National Planning Policy Framework (2024).
Unit 1 shall be used as storage and distribution (B8) or indoor sport (E(d)) for the use as a padel club only and for no other purpose (including any other purpose within Class E of the Schedule to the Town & Country Planning (Use Classes) Order 1987) (or any provision equivalent to that class in any statutory instrument revoking and re-enacting that Order with or without modification), notwithstanding the provisions of the Town & Country Planning (General Permitted) Development Order 1995 (or any statutory instrument revoking and re-enacting that Order).
