The development hereby permitted shall be carried out in accordance with the following approved plans: - Site Location Plan (Drawing Number: PMDU-IWD-ZZ-ZZ-D-A-2000 Rev P02). - Proposed Site Plan (Drawing Number: PMDU-IWD-S1-ZZ-D-A-2301 Rev P04). - Proposed GA Floor Plans (Drawing Number: PMDU-IWD-S1-ZZ-D-A-2310 Rev P04). - Proposed External Elevations (Drawing Number: PMDU-IWD-S1-XX-D-A-2320 Rev P04). - Proposed South Site Cross Sections (Drawing Number: PMDU-IWD-S1-ZZ-D-A-2303 Rev P01). - Proposed Roof Plan (Drawing Number: PMDU-IWD-S1-RF-D-A-2313 Rev P02). - Demo Site Plan (Drawing Number: PMDU-IWD-S1-ZZ-D-A-2201 Rev P02). Reason: For the avoidance of doubt and in the interests of proper planning.
  2. The materials to be used in the construction of the external surfaces of the proposed development; hereby permitted shall comprise of; - Dark Grey Trapezoidal Insulated Cladding. - Buff Brick (Gault Facing) (To match existing Carpenters Lodge as far as possible). - Clad Canopy, colour to match Network Rail Logo over entrance - Curtain walling. - Dark Grey Trapezoidal Insulated Cladding to extend onto Roof. - Hit and Miss Timber Fencing in accordance with Drawing Number 'PMDU-IWD-S1-XX-D-A-2320 Rev P04'. Reason: For the Local Planning Authority to ensure a satisfactory external appearance, in accordance Policy LP16 of the Peterborough Local Plan (2019) and Chapter 12 of the National Planning Policy Framework (2024).
  3. Following consideration of the requirements, the proposal is in accordance with of Class A of Part 18 of Schedule 2 of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended). The prior approval of the Local Planning Authority is required, and the development may be commenced subject to the following conditions:
