Planning conditions
  1. The materials to be used in the construction of the external surfaces of the development hereby permitted shall match those used in the existing building and as outlined in drawing number(s) ‘EUK1 - ASA - WH - ZZ - DR - ARC - 0005 _ (S2 - P01)’ and (EUK1 - ASA - WH - ZZ - DR - ARC - 0009 _ (S2 - P01). Reason: For the Local Planning Authority to ensure a satisfactory external appearance, in accordance with Policy LP16 of the Peterborough Local Plan (2019) and Chapter 12 of the National Planning Policy Framework (2024).
  2. The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with Section 91 of the Town and Country Planning Act 1990 (as amended).
  3. The development hereby permitted shall be carried out in accordance with the following approved plans: - Location Plan (Drawing Number: UK1 - ASA - SW - FD - DR - ARC - 0001 _ (S2 - P02). - Proposed Site Layout (Drawing Number: EUK1 - ASA - SW - FD - DR - ARC - 0003 _ (S2 - P03). - Proposed Elevations (Drawing Number: EUK1 - ASA - WH - ZZ - DR - ARC - 0005 _ (S2 - P01). - Proposed Roof Plan (Drawing Number: EUK1 - ASA - WH - RF - DR - ARC - 0007 _ (S2 -P02). - Proposed Inbound Gatehouse Details (Drawing Number: EUK1 - ASA - WH - ZZ - DR - ARC - 0009 _ (S2 - P01). Reason: For the avoidance of doubt and in the interest of proper planning
  4. During development, temporary facilities shall be provided clear of the public highway for materials storage and for the parking/turning/loading/unloading of all vehicles visiting the site during the period of construction. Reason: In the interest of highway safety, in accordance with Policy LP13 of the Peterborough Local Plan (2019) and Chapter 9 of the National Planning Policy Framework (2024).
  5. Subject to the imposition of the attached conditions, the proposal is acceptable having been assessed in the light of all material considerations, including weighing against relevant policies of the development plan.
