Planning conditions
  1. Condition 3 (Window details) The condition states: - Prior to their insertion, elevations and cross section drawings at a scale no smaller than 1:2 and elevation drawings at a scale no smaller than 1:10 of all new windows and doors, including details of glazing, glazing bars, sills, lintels and finish shall be submitted to, and agreed in writing by , the Local Planning Authority . The development shall be carried out in accordance with the approved details and retained as such thereafter. Reason: In order to preserve the special architectural and historic interest of the Listed Building; in accordance with section 16(2) of the Planning (Listed Buildings and Conservation Areas) Act 1990 (as amended), Policy LP19 of the Peterborough Local Plan (2019) and Chapter 16 of the National Planning Policy Framework (2024) Approved documents: Condition C3 Window Replacements (Rev A) Assessment The proposed door and windows are considered to be of a positive character which is in keeping with the building. Further the construction of the door and windows are of a traditional arrangement which will keep the significance of the building construction. Conclusion The details submitted relating to condition 3 are acceptable to the Local Planning Authority and comply with the submission requirements of the condition. Condition 3 is hereby discharged, subject to development being undertaken in strict accordance with the approved details.
  2. Condition 4 (Brick details) The condition states: - Prior to their use, samples of the proposed bricks (to be used in any external brick repair works) shall be submitted to the Local Planning Authority (Council Offices) or inspected on site by the Local Planning Authority and approved in writing. The development shall be carried out in accordance with the approved details and maintained as such thereafter. Reason: In order to preserve the special architectural and historic interest of the Listed Building; in accordance with section 16(2) of the Planning (Listed Buildings and Conservation Areas) Act 1990 (as amended), Policy LP19 of the Peterborough Local Plan (2019) and Chapter 16 of the National Planning Policy Framework (2024) Approved documents: Condition C4 Brick Samples Assessment The proposed two bricks are considered to be of a positive match to the existing brickwork which will ensure they are in keeping with the building. As such they are considered acceptable. Conclusion The details submitted relating to condition 4 are acceptable to the Local Planning Authority and comply with the submission requirements of the condition. Condition 4 is hereby discharged, subject to development being undertaken in strict accordance with the approved details.
  3. Condition 6 (Rainwater goods details) The condition states: - Notwithstanding the submitted plans hereby approved, details of proposed external rain and waste water goods shall be submitted to and approved in writing by the Local Planning Authority prior to their insertion. The works shall be carried out in accordance with the approved details and shall be retained as such thereafter. Reason: In order to preserve the special architectural and historic interest of the Listed Building; in accordance with section 16(2) of the Planning (Listed Buildings and Conservation Areas) Act 1990 (as amended), Policy LP19 of the Peterborough Local Plan (2019) and Chapter 16 of the National Planning Policy Framework (2024) Approved documents: Condition C6 - Guttering and Rainwater Pipework Assessment The proposed guttering and rainwater pipework are considered to be of a positive match to the existing arrangement which will ensure they are in keeping with the building. As such they are considered acceptable. Conclusion The details submitted relating to condition 6 are acceptable to the Local Planning Authority and comply with the submission requirements of the condition. Condition 6 is hereby discharged, subject to development being undertaken in strict accordance with the approved details.
  4. Condition 7 (Roof insulation) The condition states: - Notwithstanding the plans hereby approved, details of all new roof insulation to by employed upon the roofs of the building shall be submitted to and approved in writing by the Local Planning Authority prior to insertion. The works shall be carried out in accordance with the agreed details and retained as such thereafter Reason: In order to preserve the special architectural and historic interest of the Listed Building; in accordance with section 16(2) of the Planning (Listed Buildings and Conservation Areas) Act 1990 (as amended), Policy LP19 of the Peterborough Local Plan (2019) and Chapter 16 of the National Planning Policy Framework (2024) Approved documents: Proposed Roof Works - P 01/A Assessment The proposed insulation is considered to be an appropriate material and coupled with its proposed position, it is considered to be a positive approach to the better insulation of the roof. As such it is considered acceptable. Conclusion The details submitted relating to condition 7 are acceptable to the Local Planning Authority and comply with the submission requirements of the condition. Condition 7 is hereby discharged, subject to development being undertaken in strict accordance with the approved details.
