- Under Section 96A of the Town and Country Planning Act 1990 (as amended), the revised drawings listed below are acceptable as a non-material amendment to the development approved under planning permission reference 25/01150/FUL - Prposed Elevations - 2025-284-07_PA Rev A The non-material amendment as shown on the above drawings would permit an amendment as follows: - Substitution of the approved roof covering from Planum slate grey roof eles to greys artslate reproduction welsh slate (welsh blur or grey), glassfibre reinforced concrete single size slates (600mm x 300mm) Assessment Officers have reviewed the non-material amendment and concluded that the proposed roofing material retains the approved slate-grey colour palette and offers a traditional slate appearance intended to replicate natural welsh slate. The proposal does not introduce any alternations to the approved roof form, pitch, height, or the overall design of the development. Therefore, this change can be accepted under non-material amendments. Accordingly, Conditions 2 and 3 of planning permission reference 25/01150/FUL are hereby updated to read as below. This notice shall be appended to planning permission reference 25/01150/FUL and all other conditions attached there to remain in place and in force.
- The development hereby permitted shall be carried out in accordance with the following approved plans: -Site Location & Existing Block Plan - 2025-284-01_PA -Existing Floor and Roof Plans - 2025-284-02_PA -Existing Elevations - 2025-284-03_PA -Proposed Site Plan - 2025-284-08_PA -Proposed Ground Floor Plan - 2025-284-04_PA -Proposed First Floor Plan - 2025-284-05_PA -Proposed Roof Plan - 2025-284-06_PA -Proposed Elevations - 2025-284-07_PA Rev A -Proposed Outbuilding Floor and Roof Plans - 2025-284-09_PA -Proposed Outbuilding Elevations - 2025-284-10_PA -Tree Constraints Plan (TCP-001) -BS5837 Arboricultural Assessment by Ethical Arboriculture dated October 2025 -Phase 2 Bat Survey (2025-284_PA Ecology (Phase 2) Report) Reason: For the avoidance of doubt and in the interest of proper planning
- The materials to be used in the construction of the external surfaces of the proposed development hereby permitted shall be as specified on the Proposed Elevations (2025-284- 07_PA Rev.A ) Reason: For the Local Planning Authority to ensure a satisfactory external appearance, in accordance with Policy LP16 of the Peterborough Local Plan (2019) and the provisions of the NPPF (2024).
