The house type change will result in a differing appearance of the six plots and a reduction in footprint, however in comparison with the other house types on the development this is not considered to be material and the reduced footprint, will increase separation distance to the rear boundary. - Following some minor internal changes, the M409 house type is renamed to the ‘Oakham’. The external changes as a result of the internal reconfigurations, includes the swapping of the utility door from the right side of the dwelling to the left side. As such, all ‘Oakham’s have been handed to ensure utility doors lead out to plot parking. The Oakham includes the following plots 8, 180, 188, 197, 198, 210, 212, 217, 233, 234, 238, 249, 250, 264. - The relocation of the substation to the western edge of the open space. This makes no material change to the available area of open space and does not impact any play provision. Following the determination of application 26/00176/DISCHG for a foul and surface water drainage strategy and updated levels in response, there are non-material amendments to the wider site layout to reflect the approved drainage strategy’s. This includes: - removal of the surface/foul pumping station on the eastern side of the ditch outside of plot 201-206 - alteration from a surface/foul pumping station to a single foul pumping station outside of plot 60 - Boundary treatments for the following plots have been updated to reflect the levels update. Condition 14: Prior to occupation or the commencement of the use, the parking and turning shall be provided to enable vehicles to enter, turn and leave the site in forward gear and park clear of the public highway. This shall include, but not be limited to cover the open space landscaping, attenuation basins and drain easements. Development shall be carried out in accordance with the submitted details. Any trees, shrubs or hedges forming part of the approved landscaping scheme that die, are removed or become diseased within five years of the implementation of the landscaping scheme shall be replaced during the next available planting season by the developers, or their successors in title with an equivalent size, number and species to those being replaced. Any replacement trees, shrubs or hedgerows dying within five years of planting shall themselves be replaced with an equivalent size, number and species. Condition 16: Prior to the construction of the boundary treatments for plots 16-59, 163-167/185-189, 195/205, 196-200, 260, 261, 227-228/226 the elevational and sectional drawings of the boundary treatments to include, retaining walls, tanking, fencing and gravel boards shall be submitted and agreed writing with the Local Planning Authority. These shall be constructed prior to the occupation of the dwellings to which they relate. Reason: In order to protect and safeguard the amenity of the area and residential amenity, in accordance with Policies LP16 and LP17 of the Peterborough Local Plan (2019).
