Planning conditions
  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with Section 91 of the Town and Country Planning Act 1990 (as amended).
  2. The development hereby permitted shall be carried out in accordance with the following approved plans: - Location Plan - Proposed Block Plan - Proposed Elevation with Dimensions - Front Fascia Sign details - Swing sign details Reason: For the avoidance of doubt and in the interest of proper planning
  3. The materials to be used in the construction of the external surfaces of the proposed development hereby permitted shall match those identified within the submitted plan ‘Front Fascia Sign details.’ Reason: For the Local Planning Authority to ensure a satisfactory external appearance, in accordance with Policies LP16 and LP19 of the Peterborough Local Plan (2019).
  4. The advertisement(s) hereby granted consent shall be non-illuminated. Reason: In the interests of the visual appearance of the local area, in accordance with Policies LP16 and LP19 of the Peterborough Local Plan (2019).
  5. The signage hereby permitted shall be installed using the existing fixing system only. Any existing mounting rails that extend beyond the minimum length required to support the approved signage shall be cut back or removed in full. Any damage caused to the building by the works hereby approved shall be made good in accordance with a scheme first submitted to and agreed in writing by the local planning authority and the making good in accordance with the scheme as agreed shall take place within 6 months of the approval of the scheme. Reason: In order to preserve the special architectural and historic character of the Heritage Asset in accordance with section 66(1) and/or 72(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 (as amended), Policy LP19 of the Peterborough Local Plan (2019) and Chapter 16 of the National Planning Policy Framework (2024).
