The materials to be used in the construction of the external surfaces of the proposed development hereby permitted shall match those identified within the submitted Application Form (created 05.02.2026) and Design and Access Statement 241158/IRCA/01 Rev2. Reason: For the Local Planning Authority to ensure a satisfactory external appearance, in accordance with Policy LP16 of the Peterborough Local Plan (2019) and Section 12 of the National Planning Policy Framework (2024)(2025 as amended).
Prior to occupation, written confirmation from Anglian Water must be submitted confirming there is sufficient headroom at the water recycling centre to accommodate the foul flows from the development site. This condition shall cease to have effect if the development is first occupied after April 2030. Reason: To protect water quality, prevent pollution and secure sustainable development, in accordance with LP32 of the Peterborough Local Plan (2019) and provisions within the National Planning Policy Framework (2024)(2025 as amended).
Prior to commencement of the use, the parking and turning and loading and unloading shall be provided to enable vehicles to enter, turn and leave the site in a forward gear and park clear of the public highway. The area shall be delivered in accordance with drawing IRCA-Bretton-U1-3-FW25072F-SPP-(Rev6) and thereafter retained for that specific use in perpetuity. Reason: In the interest of highway safety, in accordance with Policy LP13 of the Peterborough Local Plan (2019) and Paragraph 115 of the National Planning Policy Framework (2024)(2025 as amended).
6 The rating level of noise emitted from the site shall not exceed 40 dB LAeq, 1 hour, between 07:00am and 23:00pm and 35dB LAeq 15 mins at any other time. The noise levels should be determined at the nearest noise sensitive premises. The measurements and assessment should be made according to BS:4142. Reason: In order to protect and safeguard the amenity of the area and neighbouring residents, in accordance with Policy LP17 of the Peterborough Local Plan (2019) and paragraph 187(e) of the National Planning Policy Framework (2024)(2025 as amended).
Prior to installation, details of the make, model, location, sound power level and frequency spectrum data of any mechanical plant shall be submitted to and approved in writing by the Local Planning Authority. The information will demonstrate that the mechanical plant is in compliance with the noise levels specified in condition 6. Thereafter, the development shall be implemented in accordance with the approved details, including any necessary mitigation, and shall thereafter be retained and maintained as such in perpetuity. Reason: In order to protect and safeguard the amenity of the area and neighbouring residents, in accordance with Policy LP17 of the Peterborough Local Plan (2019) and paragraph 187(e) of the National Planning Policy Framework (2024)(2025 as amended).
