Planning conditions
  1. By reason of its scale, height, siting and cumulative massing, the proposed development would result in an unacceptably adverse impact on the residential amenity of No. 300 Dogsthorpe Road. In particular, the proposal would cause undue loss of light, harm to outlook, and an increased sense of enclosure, leading to overbearing and overshadowing impacts. As such, the development fails to provide an acceptable relationship with neighbouring properties and is contrary to Policy LP17 of the Peterborough Local Plan (2019) and Section 12 of the National Planning Policy Framework (2024)(2025 as amended).
  2. Plans and details considered: - Existing and Proposed Block Plan 001 Rev B - Location Plan - Proposed Elevation and Floor Plan 003 Rev A - Protection Boundary Method – Appendix C and D
