Planning conditions
  1. Subject to the imposition of the attached conditions, the proposal is acceptable having been assessed in the light of all material considerations, including weighing against relevant policies of the development plan.
  2. The approved soft landscaping scheme and ecological enhancements shall be implemented within the first available planting season following the date of decision and in accordance with the principles set out in drawing number: JDA/2026/680.LANDSCAPING.001 Rev A (August 2026). Any trees, shrubs or hedges forming part of the approved landscaping scheme that die, are removed or become diseased within five years of the implementation of the landscaping scheme shall be replaced during the next available planting season by the developers, or their successors in title with an equivalent size, number and species to those being replaced. Reason: In order to protect and safeguard the amenities of the area, including the character and appearance of the Ufford Conservation Area, and in accordance with Policies LP16 - Design and the Public Realm and LP29 - Trees and Woodland of the Peterborough Local Plan (2019).
  3. The materials to be used in the construction of the car park surfaces; hereby permitted shall be gravel surfacing (surface finish) and gabion retaining /edge works, with infill now specified as dry-bedded locally quarried coursed limestone, consistent with the as-built work as outlined under drawing number ‘JDA/2026/680.AS BUILT.001’. Reason: For the Local Planning Authority to ensure a satisfactory external appearance, in accordance with Policy LP16 of the Peterborough Local Plan (2019) and Chapter 12 of the National Planning Policy Framework (2024).
  4. The development hereby permitted shall be carried out in accordance with the following approved plans: - Location Plan (Drawing Number: JDA/2022/680.LOCA TION.001A). - As Built Car Park Layout (Drawing Number: JDA/2026/680.AS BUILT.001). - As Built Car Park Layout Landscaping Scheme (Drawing Number: JDA/2026/680.LANDSCAPING.001) Rev A (August 2026). Reason: For the avoidance of doubt and in the interest of proper planning
