Planning conditions
  1. Condition 4 - External Materials No development other than demolition, groundworks, and foundations shall take place unless and until details of all external materials to be used in the construction of the building hereby permitted have been submitted to and approved in writing by the Local Planning Authority. The details submitted for approval shall include the name of the manufacturer, the product type, colour (using BS4800) and reference number. The development shall not be carried out except in accordance with the approved details. Reason: For the Local Planning Authority to ensure a satisfactory external appearance, in accordance with Policy LP16 of the Peterborough Local Plan (2019) and Chapter 12 of the National Planning Policy Framework (2024). Plans and documents submitted in support of the discharge of C4: - External Materials, Revision A Assessment: Having reviewed the submitted plan, the Officer agrees that the proposed details are acceptable and are in line with the Council's Local Plan policy LP16. As such, the detail submitted is deemed acceptable for the Local Planning Authority to discharge the condition. Conclusion: The details submitted relating to condition 4 are deemed acceptable to the Local Planning Authority and comply with the submission requirements of the condition. Condition 4 is hereby discharged, subject to implementation in accordance with the approved details.
  2. Condition 3 - Strategic Foul Water Strategy No development shall commence until a strategic foul water strategy has been submitted to and approved in writing by the local Planning Authority. This strategy will identify a sustainable point of connection to the public foul network. Prior to occupation, the foul water drainage works must have been carried out in complete accordance with the approved scheme. Reason: to protect water quality, prevent pollution and secure sustainable development having regard to paragraphs 7/8 and 180 of the National Planning Policy Framework. Plans and documents submitted in support of the discharge of C3: - Proposed SIte Plan - Drainage Strategy, 022 Assessment: Having reviewed the submitted plan, the Officer agrees with Anglia Water that the proposed details are acceptable and are in line with the Council's Local Plan policy LP32. As such, the detail submitted is deemed acceptable for the Local Planning Authority to discharge the condition. Conclusion: The details submitted relating to condition 3 are deemed acceptable to the Local Planning Authority and comply with the submission requirements of the condition. Condition 3 is hereby discharged, subject to implementation in accordance with the approved details.
