Planning conditions
  1. The proposal as submitted was not in accordance with local and national planning policy. The local planning authority have worked with the applicant in a positive and proactive manner based on seeking solutions to problems arising in relation to dealing with the planning application. Amendments were discussed and agreed with the applicant to bring the proposal into compliance with policy, and the application can therefore be approved in accordance with Paragraph 38 of the National Planning Policy Framework (2024).
  2. The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with Section 91 of the Town and Country Planning Act 1990 (as amended).
  3. The materials to be used in the construction of the external surfaces of the orangery hereby permitted shall match those submitted on the ‘Proposed Plans, Sections & Elevations’ Drawing Number 2530-02, Rev C. Reason: For the Local Planning Authority to ensure a satisfactory external appearance, in accordance with Policy LP16 and LP19 of the Peterborough Local Plan (2019).
  4. The development shall be completed in accordance with the following approved plans: - Location plan (Indexed on 21st January 2026) - Proposed Floor, Elevation & Section Plan (Drawing Number: 2530-02, Rev D) - Block and Location Plan (Drawing Number: 2530-03, Rev B) Reason: To define the permission and for the avoidance of doubt.
  5. The development shall be carried out in accordance with the submitted Tree Protection Measure (Drawing Number 2530-05). The scheme shall be fully implemented prior to occupation and shall be retained and maintained throughout the works Reason: In order to protect the existing tree, cover on site, in accordance with Policy LP29 of the Peterborough Local Plan (2019) and Chapter 15 of the National Planning Policy Framework (2024).
