  1. The proposal as submitted is in accordance with local and national planning policy and has been approved without amendment, in accordance with Paragraph 39 of the National Planning Policy Framework (2024). Therefore, there was no need for the local authority to work with the applicant to seek solutions to problems arising in relation to dealing with the application.
  2. Following consultation with adjoining neighbours, no representations have been received in respect of the proposed development. As such, in accordance with Part 1 Class A of Schedule 2 of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended), the prior approval of the Local Planning Authority is not required.
  3. The materials to be used in the construction of the extension (unless the development is a conservatory) shall be of a similar appearance to those used in the original dwellinghouse. Reason: In accordance with the provisions of Schedule 2, Part 1, Class A, paragraph A.3(a) of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended).
  4.
