  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with Section 91 of the Town and Country Planning Act 1990 (as amended).
  2. The materials to be used in the construction of the external surfaces of development hereby permitted shall be installed as shown on Proposed External Elevations (Ref. 79 E0913THPW PF ZZ DR A 2001, Rev P01) and Proposed Plan Layout (Ref. 79-E0913 WAVE XX 00 M2 N 0001, Rev P01). Reason: For the Local Planning Authority to ensure a satisfactory external appearance, in accordance with accordance with Policy LP16 of the Peterborough Local Plan (2019) and the provisions of the NPPF 2024.
  3. The development shall be completed in accordance with the following approved plans: - Site Location Plan (Ref. 79-E0913 THPW PF XX DR A 5002, Rev P01) - Proposed Site Plan (Ref. 79-E0913THPW PF XX DR A 5001, Rev P01) - Proposed External Elevations (Ref. 79 E0913THPW PF ZZ DR A 2001, Rev P01) - Proposed Floor Plan (Ref. 79-E0913THPW PF GF DR A 0002, Rev P01) - Proposed Plan Layout (Ref. 79-E0913 WAVE XX 00 M2 N 0001, Rev P01) Reason: To define the permission and for the avoidance of doubt.
  4. The rating level of noise emitted from the site shall not exceed 44dB LAeq, 1 hour between 0700 and 2300 and 39dB LAeq, 15 minutes at any other time. The noise levels should be determined at the nearest noise sensitive premises. The measurements and assessment should be made according to BS:4142:2014. Reason: In order to protect the amenity of the area in accordance with Policy LP17 of the Peterborough Local Plan (2019) and paragraph 198 of the National Planning Policy Framework (2024).
  5. The proposal as submitted is in accordance with local and national planning policy and has been approved without amendment, in accordance with Paragraph 39 of the National Planning Policy Framework (2024). Therefore, there was no need for the local authority to work with the applicant to seek solutions to problems arising in relation to dealing with the application.
