C34 - External Materials No development (save for enabling works which for the purpose of this permission means remediation works, associated archaeological, biodiversity and ecological surveys and any site preparation works associated with these works) within a phase or part thereof shall take place until details or samples (walls, roofing, cladding or render) of the materials and finishes to be used in the construction of the external surfaces of the dwellings/buildings have been submitted to and approved in writing by the Local Planning Authority. The details submitted for approval shall include the name of the manufacturer, the product type, colour (using BS4800) and reference number. The development within that phase or part thereof shall thereafter not be carried out except in accordance with the approved details. Reason: For the Local Planning Authority to ensure a satisfactory external appearance, in accordance with Policy CS16 of the Peterborough Core Strategy DPD (2011) and Policy PP2 of the Peterborough Planning Policies DPD (2012). This is a pre-commencement condition as materials need to be agreed before work progresses. Plans and documents submitted in support of the discharge of C34: - 9000-243-XX-DR-A-0003 Facing Materials and Landscape Plan Rev F - Render, Thro’ Colour Render –Ivory White - Stippled Assessment: Having reviewed the submitted plan, the Officer agrees that the proposed details are acceptable and are in line with the Council's Local Plan policy LP16. As such, the detail submitted is deemed acceptable for the Local Planning Authority to discharge the condition. Conclusion: The details submitted relating to condition 34 are deemed acceptable to the Local Planning Authority and comply with the submission requirements of the condition. Condition 34 is hereby discharged, subject to implementation in accordance with the approved details.
