C3: Prior to the installation of the gates as shown on drawing number AL0210 Revision P04, details of the gate/s including material finish and colour shall be submitted to and agreed in writing by the Local Planning Authority. Thereafter the scheme shall be carried out in accordance with the approved details. Reason: For the Local Planning Authority to ensure a satisfactory external appearance, in accordance with Policies LP16 and LP19 of the Peterborough Local Plan (2019). Plans & documents submitted in support of the discharge of C3: - Proposed Site Plan (Drawing Number: AL0210 Rev D04). Assessment: Having reviewed the submitted documentation, the Local Planning Authority take the view that the submitted information is deemed to be acceptable. The existing gate is to be utilised, however will be repositioned to the adjacent wall. There is no objection to this. The gate is to be re-painted Blue (RAL 5017) which would ensure a satisfactory external appearance for the site and immediate surroundings. The proposal is considered to be acceptable to the Local Planning Authority. The requirements of C3 have been met. Conclusion: The details submitted relating to condition 3 are deemed acceptable to the Local Planning Authority and comply with the submission requirements of the condition. Condition 3 is hereby discharged, subject to implementation in accordance with the approved details.
C4: Prior to the first commencement of use hereby permitted, details of an enclosed and secure cycle shelter to accommodate cycles shall be submitted and agreed in writing with the Local Planning Authority. This area shall thereafter be retained for the purposes of cycle parking in connection with the development in perpetuity. Reason: In the interests of highway safety and to encourage travel by sustainable modes, in accordance with Policy LP13 of the Peterborough Local Plan (2019). Plans & documents submitted in support of the discharge of C4: - Proposed Site Plan (Drawing Number: AL0210 Rev D04). - Proposed Bin and Cycle Store (Drawing Number: AL0230 Rev D02). Assessment: Having reviewed the submitted documentation, the Local Planning Authority take the view that the submitted information is deemed to be acceptable. The shelter is considered to meet the approach laid out in the approved permission. The design and storage capacity are acceptable and are in accordance with the parking standards for the site (16 max cycle spaces). The City Council's Conservation Officer and Local Highways Authority have no objection. The proposal is considered to be acceptable to the Local Planning Authority. The requirements of C4 have been met. Conclusion: The details submitted relating to condition 4 are deemed acceptable to the Local Planning Authority and comply with the submission requirements of the condition. Condition 4 is hereby discharged, subject to implementation in accordance with the approved details.
C6: Prior to the first occupation and use of the development hereby permitted, a scheme which specifies the provisions for alternative ventilation of the development shall be submitted to and approved in writing by the Local Planning Authority. The scheme shall comply with Approved Document F, and the Acoustic Ventilation and Overheating Residential Design Guide for design and acoustic specification purposes. Thereafter the development shall be implemented in accordance with the approved details, prior to the occupation of any unit to which it relates and shall thereafter be retained and maintained as such in perpetuity. Reason: In the interest of future occupier amenity in accordance with Policy LP17 of the Peterborough Local Plan (2019). Assessment: Having reviewed the submitted documentation, the Local Planning Authority take the view that the submitted information is deemed to be acceptable. The proposed ventilation scheme is accepted for use in the development. Future occupiers would not be subject to any impacts from overheating and adverse noise. The scheme shall comply with Approved Document F, and the Acoustic Ventilation and Overheating Residential Design Guide for design and acoustic specification purposes and be maintained as such in perpetuity. The City Council's Environmental Health Officer has no objection. The proposal is considered to be acceptable to the Local Planning Authority. The requirements of C6 have been met. Conclusion: The details submitted relating to condition 6 are deemed acceptable to the Local Planning Authority and comply with the submission requirements of the condition. Condition 6 is hereby discharged, subject to implementation in accordance with the approved details.
