Planning conditions
  1. Following consideration of the requirements, the proposal is in accordance with of Class R of Part 3 of Schedule 2 of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended). The prior approval of the Local Planning Authority is granted and the development may be commenced subject to the following conditions:
  2. Development must be begun within a period of 3 years starting with the prior approval date or, where operational development associated with the change of use has been granted on separate application within 3 years of the prior approval date, within the period of 3 years starting with the date that planning permission is granted. Reason: In compliance with Schedule 2, Part 3, Class R, paragraph R.3(2) and (3) of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended).
  3. The development shall be carried out in accordance with the following approved plans/documents: - Location Plan PW-212-A-01 - Proposed Site Layout Plan PW-212-A-03 - Proposed WFR Junction Improvements - KMC25238_001_A - Proposed Site Access Improvements - KMC25238_002_A Reason: In accordance with Class R of Part 3 of Schedule 2 of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended).
  4. No vehicles larger than a 4.5t van should be used in association with this change of use. Reason: In the interest of highway safety in accordance with Class R.3(b)(i)) of Part 3 of Schedule 2 of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended).
  5. Prior to the commencement of use, the access and passing places as shown on the submitted ''Proposed WFR Junction Improvements - KMC25238_001_A'' and ''Proposed WFR Junction Improvements - KMC25238_001_A'' shall be created, retained and available for use for the lifetime of the use and not used for any other purpose. Reason: In the interest of highway safety in accordance with Class R.3(b)(i)) of Part 3 of Schedule 2 of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended).
