As such, the detail submitted is deemed acceptable for the Local Planning Authority to discharge the condition. Initial concerns were raised in relation to lack of linkages between development phases and locations of accesses/substations shown, amendments have been made to set out the links between each piece of key infrastructure as well as access/substations being marked as indicative. For clarity the following infrastructures have been set out: - The residential tranches are set out from Development Tranches 1, 1A, 1B, 1C, 2, 2B, 2C, 2D and 2E. - The highway network phasing is set out with appropriate linkages provided to the adjacent development parcel to ensure that they are not landlocked. - The approved plan also confirms that the SUDs features will be provided prior to the first occupation of the relevant Tranch, as well as interim provision being made during construction phase. - The Landscape and Play Area tranches will be delivered alongside the residential parcels and will be as follows: Landscape Tranch 1 and Play Space T1 will be provided alongside Residential Tranch 1; Landscape Tranche 2 and Play Space T2 will be provided alongside Residential Tranches 1A, 1C and 2A; Landscape Tranch 3 will be provided alongside Residential Tranch 2B; Landscape Tranch 4 and Play Space T4 will be provided alongside Residential Tranch 2C, 2D and 2E; Landscape Tranch 5 will be provided alongside Residential Tranch 1B. - Whilst sub-residential parcels are mentioned, the S106 secured a viability review mechanism prior to implementation of the Development Phases.
