Planning conditions
  1. The proposal as submitted was not in accordance with local and national planning policy. The local planning authority have worked with the applicant in a positive and proactive manner based on seeking solutions to problems arising in relation to dealing with the planning application. Amendments were discussed and agreed with the applicant to bring the proposal into compliance with policy, and the application can therefore be approved in accordance with Paragraph 38 of the National Planning Policy Framework (2024).
  2. The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with Section 91 of the Town and Country Planning Act 1990 (asamended).
  3. The materials to be used in the construction of the external surfaces of the development hereby approved shall be in accordance with ‘Design and Access Statement’ report submitted on 9th December 2025. Reason: To ensure a satisfactory external appearance, in accordance with Policy LP16 of the Peterborough Local Plan (2019) and Chapter 12 of the National Planning Policy Framework (2024).
  4. The development shall be completed in accordance with the following approved plans: - Site Location Plan, ref: 7036-SSA-ZZ-XX-DR-A-001 Rev 04 - Proposed Site Plan, ref: 7036-SSA-00-RF-DR-A-004 Rev 07 - Proposed Ground Floor Plan, ref: 7036-SSA-00-00-DR-A-100 Rev 01 - Proposed Mezzanine Floor Plan, ref: 7036-SSA-00-00-DR-A-101 Rev 01 - Proposed Elevations, ref: 7036-SSA-00-ZZ-DR-A-301 Rev 02 - Proposed Building Sections, ref: 7036-SSA-00-ZZ-DR-A-201 Rev P1 - External Plant Details 1, ref: 7036-SSA-ZZ-XX-DR-A-402 Rev 02 - External Plant Details 2, ref: 7036-SSA-ZZ-XX-DR-A-402 Rev 02 Reason: To define the permission and for the avoidance of doubt.
  5. The mezzanine floorspace hereby permitted shall not be occupied at any time other than for purposes ancillary to the Use Class B8 use of the unit within which it is located. Any part of the application unit hereby known as Unit 3 on Waterworth Road, Alwalton Hill shall be occupied solely by a single occupier and not sub-let or leased independently. Reason: To ensure that sufficient car parking is provided on site and no significant increase in vehicle trips are generated by the additional floorspace, in accordance with Policy LP13 of the Adopted Peterborough Local Plan (2019) and Paragraph 116 of the National Planning Policy Framework 2024.
  6. Prior to the commencement of the use of the mezzanine area hereby permitted, details of an enclosed and secure cycle shelter to accommodate 12 staff cycles, and an additional 6 visitor cycle stands (12 spaces) shall be submitted and agreed in writing with the Local Planning Authority. These areas shall thereafter be retained for the purposes of cycle parking in connection with the development in perpetuity. Reason: In the interests of highway safety and to encourage travel by sustainable modes, in accordance with Policy LP13 of the Peterborough Local Plan (2019) and Paragraph 116 and 117 of the National Planning Policy Framework 2024.
