Planning conditions
  1. Condition 2 - Discharged No development shall take place until full details of the western SuDS pond (including timescales for the completion and capacity through phases of the development) are to be submitted and approved by the Local Planning Authority. The development must then be built out in accordance with the approved details. Reason: To prevent flooding to properties and highways downstream of the attenuation pond, in accordance with Policy LP32 of the Peterborough Local Plan 2019. This is a precommencement condition, as the programme of works is required before commencement of units, to ensure the works do not contravene the programme for timescales and connection into the SUDs pond. Plans and documents submitted in support of the discharge of C2: Application Supporting Document: Sustainable Drainage Systems (SuDS) Maintenance and Management Report M224035 Great Haddon Assessment of Existing SuDS Rev P04 Assessment: The developers have provided adequate consideration to the the capacity of the basins to not only take the surface water flows during the cosnturciton but also the full build out of this phase, taking into account the earlier built/consented phases. For the worst-case scenario, the pond capacity has been shown in Section 2.2. This demonstrates that all three SUDS features can accommodate the required construction phase capacity for Phase 1A, 1b, 2 and 3. The Lead Local Flood Authority raise no objection to the development. Conclusion: The details submitted relating to condition 2 are deemed acceptable to the Local Planning Authority and comply with the submission requirements of the condition. Condition 2 is hereby discharged, subject to implementation in accordance with the approved details.
