The product manufacturer for the external wall and roof cladding has been changed due to building fire strategy and fire rating requirements. The cladding profiles, orientations and colours remain the same as the approved scheme. 2. Removal of 1 number double door on the eastern elevation providing access into the Plant Room External Access into this Plant Room was no longer required. 3. The Site Entrance gate, Service Yard gates and General Personnel gates within the site have been updated to suit client and site operational requirements. 4. The Solar PV Array design upon the roof has been updated to reflect the technical design building requirements. 5. The manufacturer and colours of the external car parking block paving and pedestrian paths has been updated due to supply chain issues from the original products specified. 6. The site layout arrangement around access into the Service Yard has been updated to reflect client operational / site security requirements and heavy goods vehicle site movements. The amendments form relatively minor elements of the overall scheme and do not materially alter the nature of the development, or the impact on neighbouring industrial units. The changes improve the building operational and security requirements and better suit regulatory requirements. Accordingly, Conditions 2, 12, 17, and 20 of the permission (ref. 22/01140/FUL) is hereby amended. This notice shall be appended to planning permission reference 22/01140/FUL and all other conditions attached there to remain in place and in force.

Notwithstanding the submitted details, prior to the first occupation of the warehouse building hereby permitted, full details of the 2.4m boundary fence and entry barrier shall be submitted to and approved in writing by the Local Planning Authority. The development shall be carried out in accordance with the approved details and retained as such thereafter. Reason: In order to ensure a satisfactory external appearance in accordance with policy LP16 of the Peterborough Local Plan (2019).
Prior to the first occupation of the warehouse building hereby permitted, the cycle, car and HGV parking areas (and associated turning areas) identified on the submitted Proposed Site Plan Overall (ref. AL0211 Rev C04; received on 28.11.2025) shall be laid out and made available for use prior to the first operational use of the building in accordance with the approved details. The parking and turning areas shall thereafter be retained as such and used for no other purpose other than the parking and turning of vehicles. Reason: In order to ensure that sufficient parking and turning space is available in accordance with policies LP13 of the Peterborough Local Plan (2019)
The materials and finish colours to be used for the external surfaces of the warehouse building hereby approved shall accord with the details shown on the Proposed Front (South) & Side (West) Elevation (ref. AL0801 Rev C02; received on 28.11.2025) and Proposed Rear (North) & Side (East) Elevation (ref. AL0802 Rev C02; received on 28.11.2025). Reason: In order to ensure a satisfactory external appearance in accordance with policy LP16 of the Peterborough Local Plan (2019).
