  1. The proposal as submitted is in accordance with local and national planning policy and has been approved without amendment, in accordance with Paragraph 39 of the National Planning Policy Framework (2024). Therefore, there was no need for the local authority to work with the applicant to seek solutions to problems arising in relation to dealing with the application.
  2. Subject to the imposition of the attached conditions, the proposal is acceptable having been assessed in the light of all material considerations, including weighing against relevant policies of the development plan and specifically: The proposed development would not adversely impact upon the character and appearance of the site and the surrounding area, in accordance with Policy LP16 of the Peterborough Local Plan (2019). The amenity of surrounding neighbours would not be adversely impacted upon by the proposed development, in accordance with Policy LP17 of the Peterborough Local Plan (2019). The proposal would not adversely impact upon the safety of the surrounding highways, in accordance with Policy LP13 of the Peterborough Local Plan (2019).
  3. The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with Section 91 of the Town and Country Planning Act 1990 (as amended).
  4. The development hereby permitted shall be carried out in accordance with the following approved plans: - Location Plan EX/EX/101 - Proposed Elevations PP/E01 REV B - Proposed Floor Plan PP/02 REV A - Proposed Block Plan A4 -100 REV A Reason: For the avoidance of doubt and in the interests of proper planning.
  5. The materials to be used in the construction of the external surfaces of the extension hereby permitted shall match those used in the existing building. Furthermore, the colour of the K Rend render shall be finished in Champagne White , as confirmed by the agent via email dated 26/01/2026. Reason: For the Local Planning Authority to ensure a satisfactory external appearance, in accordance with Policy LP16 of the Peterborough Local Plan (2019) and Chapter 12 of the National Planning Policy Framework (2024).
