  2. No development shall take place until full details of the western SUDs pond (including timescales for the completion and capacity through phases of the development) are to be submitted and approved by the Local Planning Authority. The development must then be built out in accordance with the approved details. Reason: To prevent flooding to properties and highways downstream of the attenuation pond, in accordance with Policy LP32 of the Peterborough Local Plan 2019. This is a pre-commencement condition, as the programme of works is required before commencement of units, to ensure the works do not contravene the programme for timescales and connection into the SUDS pond.
  3. Prior to development of any dwelling above DPC level, the location, model, sound power level and compliance to MCS20 of any proposed Air Source Heat Pumps (ASHP) shall be submitted to and agreed in writing with the Local Planning Authority. Mitigation measures should be detailed for those that do not comply with MCS20. The ASHP equipment shall be installed in accordance with the approved. The scheme shall thereafter be implemented in accordance with the approved details. Prior to the first occupation of any dwelling to be served by the scheme, written confirmation shall be submitted to and approved in writing by the Local Planning Authority that the scheme has been implemented for the occupations it relates to and is certified as being ready for use. Reason: In order to ensure that sufficient resources are available for fire-fighting, in accordance with Policies LP16 and LP17 of the Peterborough Local Plan (2019) and Chapter 12 of the National Planning Policy Framework 2024.
  6. Prior to the first occupation of any dwelling, a private and public lighting scheme shall be submitted to and approved in writing by the Local Planning Authority. The private lighting scheme shall include details for private roads, parking courts and on plot lighting. Reason: In interests of crime reduction and vulnerability of crime in accordance with Policy LP16 of the adopted Peterborough Local Plan (2019) and the National Planning Policy Framework (2024).
  7. Notwithstanding the details shown on the approved plans, all allocated residential parking bays (particularly those which are remote from the dwelling which they serve) shall be provided with ducting to enable future installation of electric vehicle charging. Reason: To promote the use of sustainable modes of transport and in the interests of highway safety, in accordance with LP13 of the Peterborough Local Plan (2019) and the National Planning Policy Framework (2024).

Reason: In order to ensure that sufficient and suitable cycle parking is available in accordance with Policy LP13 of the Peterborough Local Plan (2019) and the National Planning Policy Framework (2024).
  9. The soft landscaping shall be delivered in accordance with drawings Landscape Proposal GL2494 LP 03C, Landscape Proposal GL2494 LP 02C, Landscape Proposal GL2494 LP 01C and Landscape Specification GL2494 01-03, with the exception of the following details which shall be submitted to and approved in writing by the Local Planning Authority prior to development above DPC level: o Replacement of Cherry Laurel (Prunus laurocerasus) and Portuguese Laurel (Prunus lusitanica) to a native hedgerow species. o The seed mix for the areas of grassland under the woody vegetation. The planting shall be delivered within the first available planting season following completion of the development or first occupation (whichever is the earlier) and shall be in accordance with the details approved. Any trees, shrubs or hedges forming part of the approved landscaping scheme that die, are removed or become diseased within five years of the implementation of the landscaping scheme shall be replaced during the next available planting season by the developers, or their successors in title with an equivalent size, number and species to those being replaced. Any replacement trees, shrubs or hedgerows dying within five years of planting shall themselves be replaced with an equivalent size, number and species Reason: In the interests of visual amenity of the area and the enhancement of biodiversity, in accordance with Policies LP16, LP28 and LP29 of the Peterborough Local Plan (2019) and Chapter 15 of the National Planning Policy Framework 2024.
  10. The drainage strategy (surface & foul water) shall be constructed in accordance with drawings Drainage Strategy Sheet 1 of 2 ST3938501C and Drainage Strategy Sheet 2 of 2 ST3938502D demonstrating Drainage Strategy and shall be in-situ and fully functional prior to the occupation or commencement of use of the dwelling and highway it serves. Reason: To prevent the increased risk of flooding and to improve and protect water quality, in accordance with Policy LP32 of the Peterborough Local Plan (2019) and Chapter 14 of the National Planning Policy Framework (2024). o Details of existing surface water risk of the site. o Discharge rates limited to the greenfield 1 in 1 year rate or 1l/s, whichever is lower. Where it is not possible to meet the greenfield 1 in 1 rate, demonstration of its unfeasibility shall be provided, and rainwater re-use should be used to reduce the runoff rate from the site. o Sufficient storage should be provided to ensure no internal flooding as a result of the development during all storm events up to and including the 1 in 30 year storm event and no off site flooding as a result of the development during all storm events up to and including the 1 in 100 year plus 40% climate change event. o Infiltration testing/ground investigation to assess the viability of using infiltration on site- there should be some ground testing for geology and then the worst case rates for that soil type should be used. o If the site is directing water to a single point of infiltration, then we would need to see infiltration testing for that location. However, if the water is being distributed evenly across the site as the rain lands on the ground, then we do not require infiltration testing as it is mimicking natural processes. o A site layout, location of features, outfall location, exceedance flows and conveyance. o A 10% allowance for urban creep must be included within the storage calculations. o Detailed engineering drawings of each component of the drainage scheme. Reason: To prevent the increased risk of flooding and to improve and protect water quality, in accordance with policy LP32 of the Peterborough Local Plan 2019 and Chapter 14 of the National Planning Policy Framework 2024. The condition is pre-commencement as it would be unreasonable to require applicants to undertake this work prior to consent being granted and the details need to be agreed before construction begins.
