The development shall begin no later than five years from the date of this decision. Reason: To comply with the requirements of Section 91 of the Town & Country Planning Act 1990 (as amended).
The development shall be carried out in accordance with the following approved plans and documents: 26-031, A105, Rev C, proposed elevations, dated 07/07/2026 26-031, A104, Rev C, Proposed floor plan dated 07/07/2026 26-031, A101, Rev C, Site plan, dated 07/07/2026 26-031, A100, Rev B, Location, dated 07/07/2026 Reason: In the interests of amenity and to comply with the requirements of policy GN.1 of the Local Development Plan for Pembrokeshire (Adopted 28th February 2013).
Prior to the substantial completion of the development hereby approved, the proposed ecological enhancements comprising of one bat and one bird box detailed in the Green Infrastructure Statement and detailed on 26-031, A105, Rev C, proposed elevations, dated 07/07/2026, shall be implemented as approved and thereafter retained for as long as the development exists. Reason: To enhance the wildlife and the ecological interests of the site, in accordance with policies GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
Prior to the substantial completion of installing the biomass boiler hereby approved, details of green infrastructure to be installed at the site (including timescale(s) for implementation) shall be submitted to and approved in writing by the Local Planning Authority. The green infrastructure shall be carried out in accordance with the approved details and shall be retained thereafter for as long as the development exists. Reason: In order to maintain and enhance biodiversity, in accordance with policies GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
