The development shall begin no later than five years from the date of this decision. Reason: To comply with the requirements of Section 91 of the Town & Country Planning Act 1990 (as amended).
The development shall be carried out in accordance with the following approved plans and documents: • 485 - Proposed Site Location Plan • 485 - Proposed Site Layout - Rev B • 485 - Proposed Ground & First Floor Plans • 485 - Proposed Second Floor &. Roof Plans • 485 - Proposed Elevations - Rev A Reason: In the interests of amenity and to comply with the requirements of policy GN.1 of the Local Development Plan for Pembrokeshire (Adopted 28th February 2013).
Before the substantial completion of the development hereby approved the installation of a house sparrow nest box detailed in the Green Infrastructure Statement and shown on drawing 485 - Proposed Elevations - Rev A shall be installed on the side elevation facing northwest (front gable) and thereafter retained. Reason: In the interests of biodiversity enhancement and to accord with policies GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
In the first planting season following the substantial completion of the development hereby approved, the ecological enhancement measures detailed within the Green Infrastructure Statement and on proposed drawing 485 - Proposed Site Layout - Rev B, the provision of pollinator-friendly planting to the rear of the property, shall be implemented and thereafter retained. Reason: To maintain and enhance biodiversity, in accordance with Planning Policy Wales and policies GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
Notwithstanding the information contained within the application, prior to construction of the area of hardstanding details of proposed materials and a scheme for the disposal of surface water from the hardstanding shall be submitted to and approved in writing by the Local Planning Authority. The details shall include: • Materials to be used in the construction of the area of hardstanding, • Details and which demonstrate that the ground conditions are suitable for the proposed method of surface water disposal, • Details of the proposed finished levels and gradients of the hardstanding, and • Measures to ensure that surface water is managed within the site and does not discharge onto the adjoining highway The development shall be implemented in accordance with the approved details prior to the first use of the hardstanding hereby approved and retained thereafter. Reason: To ensure that a satisfactory means of drainage is provided and to accord with Policies GN.1 and GN.2 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).

From 7th January 2019, all new developments of more than 1 property or where the construction area that has drainage implications is 100 square meters or more, will require sustainable drainage systems (SuDS) for surface water. The SuDS must be designed and built in accordance with Statutory SuDS Standards published by the Welsh Ministers and SuDS Schemes must be approved by the local authority acting in its SuDS Approving Body (SAB) role, before construction work begins. Pembrokeshire County Council as SuDS Approving Body (SAB) considers that by virtue of the fact that the construction area having drainage implications appears to be in excess of 100 square metres, the proposed works will require SAB approval prior to the commencement of any works on site relating to this application.
