- The proposed loft conversion and balcony are considered to be of poor design and would not appear as subservient additions to the existing dwelling. As such, the overall bulk and form of the proposed development would not be compatible with the character and proportions of the existing dwelling. Furthermore, the proposed rear balcony would result in a significant adverse impact on residential amenity through overlooking and overbearing. It is considered the development conflicts with policy SP 1, Criteria 1 and 2 of Policy GN.1 (General Development Policy) and Criteria 1 and 2 of Policy GN.2 (Sustainable Design) of the Local Development Plan for Pembrokeshire (adopted February 2013).
