The Pembrokeshire County Council hereby give notice in pursuance of the provisions of Section 96A of the Town and Country Planning Act 1990 that a non-material amendment is refused to planning permission ref. 25/0065/PA for the carrying out of the development referred to in Part I hereof (as detailed in the application and plans submitted) because the proposed amendments, in particular the replacement of the approved three-bedroom dwelling at Plot 3 with a larger four-bedroom dwelling, raise planning considerations which require further assessment in respect of residential amenity and the financial viability of the development. The Local Planning Authority is not satisfied, on the basis of the information submitted, that the amendments would have no material effect upon the approved development. The need for additional assessment and consideration of the planning matters arising from the revised dwelling type and its potential impact on the viability assumptions underpinning the approved scheme indicates that the proposed changes do not constitute a non-material amendment. The application therefore falls outside the scope of Section 96A of the Town and Country Planning Act 1990 and cannot be approved as a non-material amendment.
