  1. The works shall begin before the expiration of five years from the date of the consent. Reason: To avoid the accumulation of consents, pursuant to S98 of the Historic Environment (Wales) Act 2023.
  2. The works shall be undertaken in accordance with the following drawings and documentation: Application Form, signed 13 May 2026; Heritage Impact Assessment – Reference 15139-DB3-B03-XX-RP-A-00-005, by DB3, dated May 2026; 15139-DB3-S01-ZZ-DR-A-20503 Revision A – RPG Roof Block Plan; 15139-DB3-B01-ZZ-DR-A-20502 Revision B – RPG Roof Sections; 15139-DB3-B01-ZZ-DR-A-20506 Revision A – RPG Street Views; 15139-DB3-B01-ZZ-DR-A-20504 Revision A – RPG Roof Elevations & 3D; and 15139-DB3-B01-03-DR-A-27300 Revision A – RPG Roof Penetration Details, illustrate the position of the proposed mechanical ventilation and associated fan and flue penetrations through the roof. Reason: Pursuant to S96 & S97 of the Historic Environmental (Wales) Act 2023, Policy GN.38 of the Pembrokeshire Local Development Plan (adopted 28 February 2013) and Paragraph 6.1.10 pf Planning Policy Wales Edition 12, 2024.
  3. Notwithstanding the approved plans and documentation and prior to works commencing, the Local Planning Authority shall be provided with the following details for written approval: Sample of the replacement roof slate, demonstrating the colour and texture and example of the lead flashing. The works shall be undertaken in accordance with the approved Specifications and details. Reason: Pursuant to S96 & S97 of the Historic Environmental (Wales) Act 2023, Policy GN.38 of the Pembrokeshire Local Development Plan (adopted 28 February 2013) and Paragraph 6.1.10 pf Planning Policy Wales Edition 12, 2024.
