- Whilst the proposed amendment would result in a smaller building, this would be notably visually different from that approved. It is considered that the proposed change would have an impact on the development that has the benefit of planning permission. Drawings are therefore required to determine the visual impact of the proposal. As such, the amendments would be material. To this end a Section 73 application would be required to vary condition 2 (approved plans) of planning permission 21/0606/PA.
