  1. The proposed extension, by reason of its contemporary architectural approach, extensive frameless glazing and oak-framed design, would fail to respect the character, context and appearance of the existing dwelling, which retains the traditional character of a former barn. The proposal would appear as a discordant and unsympathetic addition that would not integrate satisfactorily with the host building or respond appropriately to its historic context. As such, the development would fail to achieve a high standard of design and would conflict with criterion 1 of Policy GN.1 (General Development Policy), criteria 1 and 2 of Policy GN.2 (Sustainable Design) and Policy GN.38 (Protection and Enhancement of the Historic Environment) of the Pembrokeshire Local Development Plan (adopted 28 February 2013). Furthermore, the proposal would be contrary to the design objectives of Technical Advice Note (TAN) 12: Design (2016) and Planning Policy Wales (Edition 12, February 2024).
