The application site comprises of a single storey detached dwelling with a pitched roof. The proposed development on the front principal elevation would create a large gable projecting above the existing roof of the main dwelling and would have an adverse impact on the appearance of the dwelling and the immediate area. Due to the scale of the extension and increase in ridge height. the proposal fails to respect the character of the host dwelling, and would detract from the simplicity of the existing built form adversely affecting the appearance of the existing dwelling and the locality. The development would not appear subservient to the main dwelling, rather becoming a dominant and unattractive feature. As such, it is considered that the design, scale and height of the proposed extension would be contrary to the relevant requirements of policies GN.1 and GN.2 of the LDP.
The application fails to include a Preliminary Ecology Assessment. As no survey has been submitted, it has not been possible to demonstrate that the development would not adversely affect protected species. In the absence of this Assessment, the proposal fails to demonstrate that the development would not adversely affect protected species, therefore impacting on biodiversity. The proposal fails to accord with policies SP 1 (Sustainable Development), GN.1 (General Development Policy), GN.37 (Protection and Enhancement of Biodiversity), the advice set out in Supplementary Planning Guidance: Biodiversity (adopted May 2021), Planning Policy Wales Edition 12 and the Environment Act (Wales) 2016.
