Condition 6 - Surface water disposal REASON FOR REFUSAL This condition requires prior to the commencement of development of works details of the proposed surfacing, gradient and details of surface water are provided to the Authority and agreed in writing. Details have been provided in the form of: • 02 Rev B, Proposed Block Plans, Site Location Plan, Section and Elevation, received 12/11/2025 The submitted details indicate that the proposed surface material will comprise compacted hardcore, with a gradient not exceeding 1 in 20, and the installation of a drainage pipe beneath the compacted hardcore linking the existing northern and southern ditches. However, the submitted details do not adequately demonstrate how surface water will be effectively managed and disposed of without adversely impacting the adjacent highway network and nearby watercourses. In particular, insufficient regard has been given to periods of heavy rainfall, including flash flood events and winter conditions. The details submitted are considered to be insufficient and therefore, not in accordance with Policy GN.1 of the Local Development Plan. Condition 6 cannot be discharged.
