Planning conditions
  1. This decision relates only to the plans identified below: P01, Site and location plan, dated 31.03.2026 P02, Rev D, Proposed floor plans and 3D Visuals, dated 31.03.2026 P03, Rev D, Elevations, dated 31.03.2026
  2. The proposed first floor extension over the garage, by reason of its scale and appearance, would create an unbalanced and discordant front elevation that would have a harmful impact on the appearance of the street scence and a detrimental impact on visual amenity. Furthermore, the height of the northern elevation and its proximity to the boundary would result in a prominent and intrusive addition, which would appear out of scale with the single storey dwellings to the north of the site. Therefore, the proposal would conflict with the strategic aims of policy SP 1 (Sustainable Development), criteria 1 and 2 of policy GN.1 (General Development Policy) and criteria 1 and 2 of policy GN.2 (Sustainable Design) of the Local Development Plan for Pembrokeshire (adopted 23 February 2013).
