The development shall be carried out in accordance with the following approved plans and documents: Cross Section, Block Plan, Scale 1:500, dated 23 March 2026 Elevation and Floor Plan, scale 1:200, dated 23 March 2026 Reason: In the interests of amenity and to comply with the requirements of policy GN.1 of the Local Development Plan for Pembrokeshire (Adopted 28th February 2013).
Within three months of the date of this decision, a scheme for surface water disposal shall be submitted to the local planning authority for approval. The scheme shall include an assessment of the sites potential for disposing of surface water by means of a sustainable drainage system, with the results of the assessment provided to the local planning authority. The scheme shall be implemented in accordance with the approved details within six months of approval and retained as such for as long as the development exists. Reason: To ensure that a satisfactory means of drainage is provided, and to accord with policy GN.1 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
The soft landscaping comprising twenty trees of Oak and Hazel, as detailed in the Green Infrastructure Statement and email dated 11 June 2026 and set out in Block Plan received 11 June 2026, shall be carried out in the first planting and seeding seasons following the date of this decision, and any trees or plants which within a period of 5 years from the date of this decision are removed, die, become diseased or damaged to such extent that, in the opinion of the Local Planning Authority, the function in relation to this planning approval is no longer delivered, shall be replaced with plants of similar size and specification. Reason: To protect and enhance biodiversity interests and to accord with Policies GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
Any external lighting proposed in connection with the approved development shall be positioned at a low level, downward facing, hooded with a light temperature below 2700k and on a short PIR activated timer and retained as such thereafter. Reason: In the interests of biodiversity and to accord with Policy GN.37 (Protection and Enhancement of Biodiversity) of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).

Pembrokeshire County Council as SuDS Approving Body (SAB) considers that by virtue of the fact that the construction area having drainage implications appears to be in excess of 100 square metres / more than one property; the proposed works will require SAB approval prior to the commencement of any works on site relating to this application. The applicant should be made aware that if there is a breach of the requirement for SAB approval (i.e. when construction work is commenced without SAB approval); the SAB may at any time issue an enforcement notice. The failure to obtain SAB approval may have a detrimental effect upon the future sale of the properties, which could also result in insurance applications and or flood event settlements being compromised. This application has been screened in accordance with Natural Resources Wales’ interim advice for planning applications within the river Special Areas of Conservation (SACs) catchments. It is considered that this development is unlikely to increase phosphate and nitrate inputs as it falls within the following criterion in the interim advice: Criteria 7: Any development that reduces the frequency, or volume of irregular discharges within a SAC catchment. (e.g. Agri) Note that any such development must not be linked to an increase in livestock numbers or the capacity for an increase in livestock numbers through provision of additional infrastructure.

The biodiversity enhancement measures in the form of one bird box and one bat box as detailed in the Green Infrastructure Report, shall be installed within two months of the date of this decision. The bat box shall be installed on a south or western aspect of the cattle housing hereby approved at a height of 4 metres and made from woodcrete suitable for crevice dwelling bats. The bird box shall be installed on a north or eastern aspect of the cattle housing hereby approved at a height of 4m and made from woodcrete with an aperture of 32mm suitable for many common species. The bat and bird boxes shall be retained thereafter for as long as the development exists. Reason: To secure biodiversity enhancement, in accordance with policies GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
