The development shall be carried out in accordance with the following approved plans and documents: Location Plan, scale 1:1250, dated 24 March 2026 Block Plan, TQRQM25348200958437, received 15 April 2026 Reason: In the interests of amenity and to comply with the requirements of policy GN.1 of the Local Development Plan for Pembrokeshire (Adopted 28th February 2013).
The tarmac driveway hereby permitted, shall be removed within 56 days of the date of failure to meet the requirements set out in (i) below: i) within 3 months of the date of this decision: a) the linear channel surface water drain as detailed on drawing no TQRQM25348200958437 (received 15 April 2026) shall have been installed; b) details of a scheme for the disposal of surface water shall have been submitted to and agreed in writing by the Local Planning Authority. The scheme shall have been implemented in accordance with the approved details. c) If within 6 months of the date of this decision the local planning authority refuse to approve the scheme or fail to give a decision within the prescribed period, an appeal shall have been made to, and accepted as validly made by, the Welsh Ministers. d) If an appeal is made in pursuance of c) above, that appeal shall have been finally determined and the submitted scheme shall have been approved by the Welsh Ministers. e) The approved scheme shall have been carried out and completed in accordance with the approved timetable. Upon implementation of the approved scheme specified in this condition, that scheme shall thereafter be retained. Reason: To ensure that there is no detriment to highway safety and to accord with policies SP 1 and GN.1 of the Pembrokeshire Local Development Plan.
The soft landscaping comprising the planting of one tree and native planting, which are detailed in the Green Infrastructure Statement and drawing no. TQRQM25348200958437, received 15 April 2026, shall be carried out in the first planting season following the date of this decision and retained thereafter. Any trees or plants which within a period of 5 years from the date of this decision die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of a similar size and species. Reason: To protect and enhance biodiversity interests and to accord with Policies GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
