Condition 3 - Surface water disposal Condition 3 requires the submission and approval of a scheme for the disposal of surface water and results of a percolation assessment prior to any above ground works commencing. The application submission has provided the following details (dated as received on 12 March 2026) to address the requirements of this condition: - A100 Location Plan; - A270 Proposed SUDS Plan P01; - A271 Proposed SUDS Details P01; - SUDS scheme application form; - Calculations Report P01; and - 26-001-SAB Decision Notice. The above submitted details evidence percolation testing has been undertaken and demonstrate that the site is capable of successfully disposing of surface water by means of the proposed Sustainable Drainage System (SuDS). The Head of Operations and Transport (Civils) is satisfied that the ground conditions and the proposed method of surface water disposal will be effective. They confirm that SAB approval has been granted for the proposed system. Accordingly, the proposed scheme for surface water disposal will ensure that a satisfactory means of drainage is provided in accordance with policy GN.1 of the LDP (2013) and condition 3 is partially discharged. The condition will not be considered fully discharged until the approved details have been fully implemented prior to the first occupation of the dwelling and thereafter retained for as long as the development exists.
