This decision relates only to the plans identified below: 007, Proposed location plan & Proposed site plan, dated Jan 2026 008, Proposed elevations & proposed section BB, dated Jan 2026 009, Proposed site plan & proposed ground floor plan, dated Jan 2026 010, Proposed ground floor plan, dated Jan 2026 011, Proposed first floor plan, dated Jan 2026 012, Proposed garage, dated Jan 2026
  2. The proposed method of surface water disposal would be via soakaway crates, the location of which is shown on the plans. The proposed block plan shows a mains sewer with associate buffer zone for no development. Further to this, due to the distance between the rear extension and proposed garage, there would be insufficient space to accommodate a soakaway. As such, the application fails to demonstrate that necessary and appropriate service infrastructure can be provided in conflict with criterion 6 of policy GN.1 (General Development Policy) of the Local Development Plan for Pembrokeshire (adopted 23 February 2013).
