The development shall begin no later than five years from the date of this decision. Reason: To comply with the requirements of Section 91 of the Town & Country Planning Act 1990 (as amended).
The development shall be carried out in accordance with the following approved plans and documents: Location Plan Drawing No. LB-01 Rev A Existing and Proposed plans Drawing No. LB 03 Rev B Site Plan Reason: In the interests of amenity and to comply with the requirements of policy GN.1 of the Local Development Plan for Pembrokeshire (Adopted 28th February 2013).
Prior to the first use of the development, the off-street parking and turning facilities for all vehicles, including cycles shown on the plan DWG No LB-03 Rev B hereby approved shall be provided, and thereafter retained for that purpose. Reason: To ensure satsifactory parking provision and to comply with policy GN.1 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
Notwithstanding the information contained in the application 2 bee hotels shall be mounted onto the Western boundary wall in the vicinity of the proposed planters and thereafter retained. Reason: In the interests of biodiversity and to accord with policy GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013) and the Environment (Wales) Act 2016.
The proposed planters detail on the site plan shall be provided in the first planting and seeding season following the first use of the development and retained thereafter. Reason: In the interests of biodiversity and to accord with policy GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013) and the Environment (Wales) Act 2016.

This permission shall not be construed as granting rights to carry out works on, or over, land not within the ownership, or control, of the applicant.
You must obtain the prior written consent of the owner and occupier of any land upon which it is necessary for you to enter in order to construct, externally finish, decorate or in any other way carry out any works in connection with this development including future repairs/maintenance, or to obtain support from adjoining property. This permission does not authorise you to take such action without first obtaining this consent. Your attention is also drawn to the Access of Neighbouring Land Act 1992 and Party Wall Act 1996.
This application has been screened in accordance with Natural Resources Wales' Marine SAC interim advice. It is considered that this development is unlikely to have a likely significant effect on the Marine SAC as the following criterion applies: 5 Any developments intended to provide services, facilities, commercial sites, or places of employment for a local population already served by residential connections to existing public or private sewers discharging within the SAC catchment
The use of the building hereby permitted shall be restricted solely to the use(s) specified on approved Drawing No. LB01 Rev A and shall not be used for any other purpose (including any other purpose within the same Use Class) without the prior written consent of the Local Planning Authority. Reason: To ensure a satisfactory use of the building and to accord with policies GN.16 and GN.33 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
