The development shall begin no later than five years from the date of this decision. Reason: To comply with the requirements of Section 91 of the Town & Country Planning Act 1990 (as amended).
The development shall be carried out in accordance with the following approved plans and documents: Received 30/04/26 Dwg no. 002 Rev P02-3 - Proposed plans and elevations Received 29/04/25 Dwg no. 005 P01 - Landscaping Plan Dwg no. 004 P02 - Block Plan Dwg no. 003 P01 - Location Plan Reason: In the interests of amenity and to comply with the requirements of policy GN.1 of the Local Development Plan for Pembrokeshire (Adopted 28th February 2013).
The buildng shall not be occupied at any time other than for purposes ancillary to the residential use of the property known as Penrhiwllan. Reason: To prevent this extension being used as a separate unit of accommodation and to enable the Local Planning Authority to properly control any further development on the site.
Prior to the installation of the timber cladding and fenestration, details and/or samples of the proposed finish materials for the cladding and fenestration shall first be submitted to and agreed in writing by the local planning authority. The development shall be carried out in accordance with the approved details and retained for as long as the development exists. Reason: To ensure that the details of the development respect the character of the listed building to accord with Policy GN.38 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
In the first planting and seeding seasons following the completion of the development or the occupation of the development, whichever is the sooner, planting shall be implemented in accordance with the submitted landscaping plan and the Green Infrastructure Statement. Any shrubs planted in accordance with the approved scheme which, within a period of 5 years after planting are removed, die, become diseased or damaged shall be replaced with plants of similar size and specification. Reason: To protect ecological interests of the site in accordance with polices GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013) and Section 6 of PPW edition 12.
Prior to the substantial completion of the development hereby permitted, a bat box shall be installed to the eastern elevation and a sparrow nest box shall be installed to the north east corner of the extended building hereby approved. The elevation on which the bird and box shall be installed shall not include any external lighting and be positioned a minimum of 3 metres above ground level. The bird and bat box shall be maintained thereafter. Reason: To protect the wildlife and the ecological interests of the site, in accordance with policies GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).

This application has been screened in accordance with Natural Resources Wales’ interim advice to Chief Planners dated 20th January 2021 and 25th July 2025.
