  1. The proposed extension, by virtue of its forward projection, scale, siting and design, would fail to be subservient to, or respectful of, the character, context and spatial arrangement of the existing dwelling and the surrounding street scene. The development would erode the established pattern of spacing and openness along the frontage and would appear unduly dominant and visually intrusive. In such terms, the proposal conflicts with Policy SP1 (Sustainable Development), criterion 1 of Policy GN.1 (General Development) and criteria 1 and 2 of Policy GN.2 (Sustainable Design) of the Pembrokeshire Local Development Plan (adopted 28 February 2013), the advice set out in Technical Advice Note (TAN) 12: Design (2016) and Planning Policy Wales (Edition 12, February 2024).
