Planning conditions
  1. The development shall begin no later than five years from the date of this decision. Reason: To comply with the requirements of Section 91 of the Town & Country Planning Act 1990 (as amended).
  2. The development shall be carried out in accordance with the following approved plans and documents: Site Location Plan, scale 1:1250, received 12 February 2026 Drawing: Proposed Rev A dated 30 March and received 30 March 2026 Drawing: Proposed Sketch of railings - 1 Queen Square, received 12 February 2026 Green Infrastructure Statement, received 30 March 2026 Reason: In the interests of amenity and to comply with the requirements of policy GN.1 of the Local Development Plan for Pembrokeshire (Adopted 28th February 2013).
  3. The soft landscaping comprising native plants as detailed in the Green Infrastructure Statement, received 30 March 2026 shall be carried out in the first planting season following the substantial completion of the development hereby approved and shall be retained thereafter. Reason: To protect and enhance biodiversity interests and to accord with Policies GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
  4. The biodiversity enhancement measure in the form of one bird box as detailed in the Green Infrastructure Statement (received 30 March 2026) and illustrated on drawing no. Proposed Rev A, dated 30 March 2026 shall be installed to substantial completion of the proposed development hereby approved and retained thereafter for as long as the development exists. Reason: To secure biodiversity enhancement, in accordance with policies GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
  5. Notwithstanding the approved details, the galvanised railings shall be finished in black. Reason: To protect the special character of the Conservation Area and to accord with Policies GN.1 (General Development Policy) and GN.38 (Protection and Enhancement of the Historic Environment) of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
  6. Having regard to the details of the application proposals, and the relevant provisions of the Local Development Plan for Pembrokeshire (adopted 28 February 2013) as summarised below Policies SP 1, GN.1, GN.2 and GN.38 It is considered that subject to compliance with the conditions attached in this permission, the proposed development would be in accordance with the Development Plan.
