Prior to the commencement of development, a construction transport management plan (CTMP) shall be submitted to and approved in writing by the Local Planning Authority. The CTMP shall include the following: - details for parking for vehicles, site personnel, operatives and visitors, - details of loading and unloading of plant and materials, - details of the storage of plant and materials (including demolition materials), - and details of the measures to prevent the deposit of materials on the highway The CTMP shall be implemented as approved during the site preparation and construction phases of the development. Reason: In the interest of highway safety and the amenity of the area, and to accord with Policy GN.1 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
The development shall begin no later than five years from the date of this decision. Reason: To comply with the requirements of Section 91 of the Town & Country Planning Act 1990 (as amended).

Jan 2026 PLAN 2 Rev C. Layout Plan. 02/04/2026 Reason: In the interests of amenity and to comply with the requirements of policy GN.1 of the Local Development Plan for Pembrokeshire (Adopted 28th February 2013).
Prior to the substantial completion of the development hereby permitted, the proposed ecological enhancements detailed on the Green Infrastructure Statement and illustrated on PLAN 2 Rev C. Layout Plan. 02/04/2026 shall be implemented. The biodiversity enhancement measures to include two bug boxes, shall be installed as approved and retained for as long as the development exists. Reason: In order to comply with The Environment (Wales) Act 2016 to maintain and enhance biodiversity, in accordance with policies GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
Notwithstanding the details within the Green Infrastructure Statement, details of the number, species, size of plant and density of planting in relation to the proposed trees and hedging, as shown in PLAN 2 Rev C. Layout Plan. 02/04/2026, shall be submitted to and approved in writing by the Local Planning Authority. The landscaping scheme shall be carried out in the first planting season following substantial completion of the development, and if any shrubs or trees die within a period of 5 years from the date of planting, are removed or become seriously damaged or diseased shall be replaced in the next planting season with another of a similar size and species. Reason: To protect and enhance biodiversity interests and to accord with Policies GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).

This permission shall not be construed as granting rights to carry out works on, or over, land not within the ownership, or control, of the applicant.
