The stable building extension shall be carried out in accordance with the following approved plans and documents: Received 09/03/2026 Dwg no. SC / 25 / 569 - 202 (Feed Store Only) Dwg no. SC / 25 / 569 - 101 (Stable Extension Only) Dwg no. SC / 25 / 569 - 201 Reason: In the interests of amenity and to comply with the requirements of policy GN.1 of the Local Development Plan for Pembrokeshire (Adopted 28th February 2013).
Within 1 month of the date of this planning permission, a bat or bird box shall be provided on an elevation of the existing stable building that does not include any external lighting and at a minimum of 2 metres above ground level. The bird or bat box shall be maintained thereafter for as long as the development exists. Reason: To protect the wildlife and the ecological interests of the site, in accordance with policies GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
Within 1 month of the date of this planning permission, details of the location and species of additional hedge planting and timetable for implementation shall be submitted to and approved in writing by the local planning authority. The details shall be provided in plan form. The development shall be carried out in accordance with the approved details and timetable for implementation, and any plants which, within a period of 5 years after planting are removed, die, become diseased or damaged shall be replaced with plants of similar size and specification. Reason: To protect ecological interests of the site in accordance with polices GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013) and Section 6 of PPW edition 12.
The application site is located within the countryside where, in accordance with Policy SP16, development is required to demonstrate an essential need related to rural activities and to respect the character of the landscape. Whilst equine use is compatible with a countryside location, insufficient justification has been provided to demonstrate an essential need for the retention of two container units and a static caravan for welfare purposes. In the absence of such justification, the scale and form of the development are considered disproportionate to the landholding and associated equine activities. By reason of their industrial and domestic appearance, materials and scale, the container units and static caravan appear visually intrusive and incongruous within the rural landscape. The proposal therefore represents an unjustified and inappropriate form of development in the countryside, contrary to Policies SP1, SP16, GN.1 and GN.2 of the Pembrokeshire Local Development Plan (2013).
Having regard to the details of the application proposal for the extension to the stable building, and the relevant provisions of the Local Development Plan for Pembrokeshire (adopted 28 February 2013) as summarised below: Policies SP 1, SP 16, GN.1, GN.2 and GN.37 It is considered that subject to compliance with the conditions attached in this permission, the proposed development would be in accordance with the Development Plan.
