Planning conditions
  1. The development shall begin no later than five years from the date of this decision. Reason: To comply with the requirements of Section 91 of the Town & Country Planning Act 1990 (as amended).
  2. The development shall be carried out in accordance with the following approved plans and documents: P302 01 Rev A Proposed Location Plan dated 27.08.2025 revised 25.03.26 P302 02 Rev B Proposed Site Plan dated 27.08.2025 revised 26.03.26 P302 03 Proposed Floor Plan dated 27.08.2025 P302 04 Proposed Elevations dated 27.08.2025 P302 05 Proposed Elevations dated 27.08.2025 Reason: In the interests of amenity and to comply with the requirements of policy GN.1 of the Local Development Plan for Pembrokeshire (Adopted 28th February 2013).
  3. Notwithstanding the information contained within the application, prior to occupation of the development hereby approved a scheme for the disposal of surface water shall be submitted to and agreed in writing by the local planning authority. The scheme shall include suitability of ground conditions for the proposed method of water disposal. The scheme shall be implemented in accordance with the approved details prior to the first use of the development hereby approved and retained thereafter. Reason: To ensure that a satisfactory means of drainage is provided, and to accord with policies GN.1 and GN.2 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
  4. Prior to first use of the development hereby approved, the bat and bird boxes detailed in the Green Infrastructure Statement and shown on drawing number ‘P302 05 Proposed Elevations dated 27.08.2025’ shall be installed and retained thereafter. Reason: To maintain and enhance biodiversity, in accordance with policies GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
  5. The new trees indicated within the Green Infrastructure Statement and detailed on drawing number ‘P302 02 Rev B Proposed Site Plan dated 27.08.2025 revised 26.03.26’ shall be planted in the first planting season following first use of the development, or substantial completion of the development, whichever is sooner. Any trees which within a period of 5 years of planting die, are removed or becomes seriously damaged or diseased shall be replaced in the next planting season with another of a similar size and species. Reason: To protect and enhance biodiversity interests and to accord with Policies GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
  6. The off-street parking facilities shown on the plan ‘P302 02 Rev B Proposed Site Plan dated 27.08.2025 revised 26.03.26’ hereby approved shall be provided before the development is first occupied, and thereafter retained for that purpose. Reason: To ensure the satisfactory provision of parking facilities and in the interest of highway safety and the amenity of the area, and to accord with Policy GN.1 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
  7. Prior to first use of the development hereby permitted a scheme for the storage of cycles shall be provided in accordance with details which have first been submitted to and approved in writing by the Local Planning Authority. They shall be retained thereafter. Reason: To facilitate sustainable means of transport and to accord with Policy GN.1 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
  8. Having regard to the details of the application proposals, and the relevant provisions of the Local Development Plan for Pembrokeshire (adopted 28 February 2013) as summarised below Policies SP 1, SP 12, SP 13, GN.1, GN.2, GN.6, GN.9 and GN.37 It is considered that subject to compliance with the conditions attached in this permission, the proposed development would be in accordance with the Development Plan.
