The proposed extension, by virtue of its scale, footprint and overall massing, would result in a form of development that fails to appear subservient to the existing traditional cottage. The extension is approximately double the footprint of the original dwelling, with a rear projection that significantly exceeds both the gable width and the length of the main building. This results in an overly dominant addition that would undermine the character, proportions and architectural integrity of the host property. Given the site’s location within the Lamphey Conservation Area, the proposal would fail to preserve or enhance the setting of the Conservation Area. As such, it is considered that the proposal would not to comply with, policy SP 1 (Sustainable Development), criteria 1 and 2 of Policy GN. 1 (General Development Policy) criteria 1 and 2 of Policy GN.2 (Sustainable Design) and policy GN.38 (Protection and Enhancement of the Historic Environment)of the Local Development Plan for Pembrokeshire (adopted 23rd February 2013) along with the Historic Environment (Wales) Act 2023.
