The development shall begin no later than five years from the date of this decision. Reason: To comply with the requirements of Section 91 of the Town & Country Planning Act 1990 (as amended).
The development shall be carried out in accordance with the following approved plans and documents: Drawing No. 107/P01 Elevations Plan Drawing No. 107/P02 Floor Plan Drawing No. 107/P03 First Floor Plan Drawing No. 107/P04 Proposed Site Plan Drawing No. 107/P05 Location Plan Reason: In the interests of amenity and to comply with the requirements of policy GN.1 of the Local Development Plan for Pembrokeshire (Adopted 28th February 2013).
The surface water drainage for the site shall be carried out in accordance with Drawing No. 18B approved by 20/0386/DC. Reason: To ensure an acceptable drainage scheme and to accord with policy GN.1 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
The biodiversity enhancements for the site shall be carried out in accordance with the information contained in Discharge of Condiiton decision refrence 20/0836/DC. Reason:To protect and enhance biodiversity and to accord with policy GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
The external lighting for the site shall be carried out in accordance with the information detailed in Discharge of Condition decision reference 20/0386/DC Reason: IN the interests of amenity and to accord with policy GN.1 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
The unit hereby permitted shall be occupied as holiday accommodation only and shall not be occupied as a person's sole or main place of residence or by any persons exceeding a period of eight weeks in any single letting, and there shall be no return within four weeks by the same household. An up to date register shall be kept at the holiday accommodation hereby permitted and be made available for inspection by the local planning authority upon request. The register shall contain details of the names of all of the occupiers of the accommodation, their main home addresses and their date of arrival and departure from the accommodation. Reason: In order to ensure that the accommodation is occupied solely for holiday letting purposes and for no other residential purpose in accordance with Technical Advice Note 13 - Tourism (1997) and to prevent inappropriate development in the countryside in accordance with GN.26 of the Local Development Plan (adopted 28 February 2013).
The bird boxes and hibernaculum detailed in the Green Infrastructure Statement, and the details located on Drawing No. 107/P04 Proposed Site Plan and 109/P01 Proposed Elevations , shall be provided prior to first beneficial use of the development hereby approved and retained thereafter. Reason: To protect the wildlife and the ecological interests of the site, in accordance with policies GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
The proposed beech hedging, Rowan trees and mixed meadow wild flowers detailed in the Green Infrastructure Statement and as shown on Drawing No. 107/P04 Proposed Site Plan, shall be planted in the first planting season following first occupation of the developement or the completion of the development, whichever is sooner. Any plants which within a period of 5 years from first occupation of the development or completion of the development, whichever is sooner, die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species. Reason: In the interests of amenity and to provide green infrastructure net gain in compliance with the requirements of policies GN.1 & GN.37 of the Local Development Plan for Pembrokeshire (Adopted 28th February 2013).
