Planning conditions
  1. The development shall begin no later than five years from the date of this decision. Reason: To comply with the requirements of Section 91 of the Town & Country Planning Act 1990 (as amended).
  2. The development shall be carried out in accordance with the following approved plans and documents: Received 07/01/26 Dwg no. 869-00 Site Location Plan Dwg no. 869-01 Ground & First Floor Plans Dwg no. 896-02 Second Floor Plan Dwg no. 869-03 Elevations Dwg no. 869-04 Existing & Proposed Site Layouts Reason: In the interests of amenity and to comply with the requirements of policy GN.1 of the Local Development Plan for Pembrokeshire (Adopted 28th February 2013).
  3. In the first planting and seeding seasons following completion of the development or occupation of the development, whichever is the sooner, planting shall be implemented according to the submitted proposed site layout plan (dwg no. 869-04) and Green Infrastructure Statement. Any trees, shurubs or seeds planted in accordance with the approved scheme which, within a period of 5 years after planting are removed, die, become diseased or damaged shall be replaced with plants, trees or seeds of similar size and specification. Reason: To protect ecological interests of the site in accordance with polices GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013) and Section 6 of PPW edition 12.
  4. Prior to the conversion of the dwelling for the use hereby approved a bird box shall be provided on the rear elevation of the dwelling that does not include any external lighting and at a minimum of 3 metres above ground level. The bird box shall be maintained thereafter for as long as the development exists. Reason: To protect the wildlife and the ecological interests of the site, in accordance with policies GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
  5. Having regard to the details of the application proposals, and the relevant provisions of the Local Development Plan for Pembrokeshire (adopted 28 February 2013) as summarised below Policies SP 1, GN.1, GN.2 and GN.30 It is considered that subject to compliance with the conditions attached in this permission, the proposed development would be in accordance with the Development Plan.
