Planning conditions
  1. Condition 5 - Surface water disposal Condition 5 requires details of a scheme for the disposal of surface water to be submitted prior to the occupation of the dwellings. Details are to include results of an assessment of the site potential for disposing of surface water by means of a sustainable drainage system. The following information has been submitted: • Drawing 146DHR/01D Proposed SIte Plan • Drawing 146DHR/03E Survey Plan with dwelling and garage • Drawing 146DHR/032 Site plan with dwelling and garage • Percolation test evidence (19/12/2025) • CIRIA C753 / BRE365 soakaway calculations for the garage annex & part north roof • CIRIA C753 / BRE365 soakaway calculations for the main roof faces of the larger dwelling The information proposes acceptable arrangements for the disposal of surface water associated with the development and that the site is capable of disposing of surface water effectively via the proposed SuDS. This is considered sufficient to ensure that a satisfactory means of drainage would be provided thereby according with Policy GN.1 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013). This condition is partially discharged. It shall be fully satisfied upon completion of the development in accordance with these approved details and their retention as installed for as long as the development exists.
