Planning conditions
  1. The development shall be carried out in accordance with the following approved plans and documents: 9542 3 Rev A Site and Location Plan, dated 12/25 received 05 March 2026 9542 4 Rev A Proposed, dated 12/25 Supporting Statement (Green Infrastructure Statement), March 2026 Reason: In the interests of amenity and to comply with the requirements of policy GN.1 of the Local Development Plan for Pembrokeshire (Adopted 28th February 2013).
  2. The cabin and any associated paraphernalia associated with its use shall be removed from the land in its entirety and the land shall be restored to its former condition on or before 9th March 2031. Reason: The development will be permitted temporarily, permission for a longer period would be contrary to policies GN.1 & GN.2 of the Local Development Plan (adopted 28 February 2013).
  3. The soft landscaping comprising Laurel Hedge, the location of which is shown on drawing no. 9542 3 Rev A Site and Location Plan, dated 12/25 received 05 March 2026 shall be carried out in the first planting season following the installation of the cabin and retained thereafter. Any plants which within a period of 2 years from the date of this decision die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of a similar size and species. Reason: To protect local amenity and to protect and enhance biodiversity interests and to accord with Policies GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
  4. Having regard to the details of the application proposals, and the relevant provisions of the Local Development Plan for Pembrokeshire (adopted 28 February 2013) as summarised below Policies SP 1, GN.1, GN.2, GN.33 and GN.37 It is considered that subject to compliance with the conditions attached in this permission, the proposed development would be in accordance with the Development Plan.
