The development shall begin no later than five years from the date of this decision. Reason: To comply with the requirements of Section 91 of the Town & Country Planning Act 1990 (as amended).
The development shall be carried out in accordance with the following approved plans and documents: Received 26/05/2026 Dwg no. 02D - Proposed block plan and sections Reason: In the interests of amenity and to comply with the requirements of policy GN.1 of the Local Development Plan for Pembrokeshire (Adopted 28th February 2013).
In the first planting and seeding seasons following completion of the development the proposed planting and stock proof fencing shall be provided in accordance with dwg no. 02D proposed block plan. Any planting carried out in accordance with the approved scheme which, within a period of 5 years after planting are removed, die, become diseased or damaged shall be replaced with plants of similar size and specification. Reason: To protect ecological interests of the site in accordance with polices GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013) and Section 6 of PPW edition 12.
Prior to the first use of the development hereby approved, the bird box shall be provided on the chain link fencing as shown on dwg no. 02D. The bird or bat box shall be maintained thereafter for as long as thed evelopment exists. Reason: To protect the wildlife and the ecological interests of the site, in accordance with policies GN.1 and GN.37 of the Local Development Plan for Pembrokeshire (adopted 28 February 2013).
Prior to the first use of the nutrient store hereby approved, the first 12 metres of the access track shown on dwg no. 02D, measured from the edge of the carriageway, shall be laid and surfaced in a permeable bound material. The access track shall thereafter be retained and maintained for as long as the development exists. Reason: In order to ensure a satisfactory means of access and in the interests of highway safety in accordance with policy GN.1 of the Local Development Plan for Pembrokeshire (Adopted 28th February 2013).
Having regard to the details of the application proposals, and the relevant provisions of the Local Development Plan for Pembrokeshire (adopted 28 February 2013) as summarised below: Policies SP 1, SP 16, GN.1, GN.2 and GN.37 It is considered that subject to compliance with the conditions attached in this permission, the proposed development would be in accordance with the Development Plan. The developer is reminded it is an offence to allow materials to be carried from the site and deposited on or damage the highway from uncleaned wheels or badly loaded vehicles. The Highway Authority will seek, wherever possible, to recover any expenses incurred in clearing, cleaning or repairing highway surfaces and prosecute persistent offenders. (Highways Act 1980, Sections 131, 148 and 149).
This application has been screened in accordance with Natural Resources Wales’ interim advice for planning applications within the river Special Areas of Conservation (SACs) catchments (issued on 20th January 2021). It is considered that this development is unlikely to increase phosphate inputs as it falls within the following criterion in the interim advice: Criterion 5 - any development that reduces the frequency, or volume of irregular phosphorus discharges within a SAC river catchment
This application has been screened in accordance with Natural Resources Wales’ interim advice to Chief Planners dated 25th July 2025. It is considered that this development is unlikely to have a likely significant effect on the Marine SAC as the following criterion applies: Criterion 7 – Any development that reduces the frequency, or volume of irregular discharges within a SAC catchment.
